Retail on the lower floors, apartments above — one building, but two entirely different sets of expectations for power, cooling, metering and access.
Build & Care delivered the civil, electrical and mechanical works as one contract, with services deliberately separated so the retail tenants and the residents never affect each other.
Shared risers and a single metering scheme would have left residents paying for retail loads and retail tenants unable to trade during residential maintenance.
We ran independent riser routes and metering per use class from the design stage, and sequenced fit-out so retail could open before the upper floors completed.
Retail units began trading four months ahead of residential handover, giving the developer early revenue against the construction loan.
