What a Soil Test Actually Tells You
A geotechnical investigation drills boreholes across the plot, records SPT values layer by layer, measures the water table and tests samples in the laboratory. The report answers the questions that decide your budget: how deep is competent soil, what bearing capacity is available, will the foundation need piles — and if so, how long and how many.
The Cost of Skipping It
We are regularly called to projects where foundations were designed on assumptions. The typical outcomes are painful: piles extended mid-construction when refusal never comes, redesigns while workers stand idle, or — worst of all — settlement cracks appearing in a finished building. Any one of these costs many times more than the investigation that would have prevented it.
When to Test
The smartest time is before you buy, because bearing capacity affects what the land is truly worth: a plot that needs 30-metre piles is not the same investment as one that needs 18. If purchase has already happened, test before a single line of structural design is drawn, so the design is built on data rather than hope.
