The Foundation Decides More Than the Finishes

Third, the water table, which decides dewatering and waterproofing scope. Fourth, storey count, because taller structures need heavier columns, deeper foundations and more of the vertical services that per-square-feet averages hide.

Two buildings with identical structures can differ substantially once finishes are chosen. Local versus imported tiles, standard versus premium sanitary ware, aluminium versus uPVC windows, a basic lift versus a branded one — these choices are usually where an owner's budget is genuinely decided. Fixing your specification early converts a range into a rate.

How to Get a Number You Can Trust

Commission a soil investigation, get a structural design based on that data, and then ask for a priced bill of quantities against a written specification. A per-square-feet figure derived from those three documents is a budget.
